1. How can I arrange a bespoke quote?

3. How long does it take for a bespoke policy to be issued?

It’s not unusual for a GCS Bespoke policy to go from quote to immediate cover within the same day – once you are happy with the quote you have received, simply notify the assigned underwriter dealing with your enquiry. Providing we have received confirmation that all the underwriting criteria is met and that you notify us beforehand, the policy can go on cover which will be held open for up to 10 working days pending receipt of premium. Please note that only once we have received payment, via cheque or BACS, will the underwriter issue the policy on your behalf and forward it by post or DX.

5. What is the maximum limit of indemnity (LOI) for a bespoke policy?

The maximum LOI is entirely dependent upon the policy type; for some risks like Environmental Search cover and Flat/ Maisonette Indemnity, we cannot exceed £2.5 million, whereas for others, such as development risks, we can provide indemnity limits in excess of £100 million. 6. What are ‘Portfolio Policies’?

Portfolio policies are designed for those clients with several properties. Perhaps you are working on behalf of a developer, who’s starting work on a new housing estate or a landlord with numerous buy-to-let investments? By working with the Bespoke Team, you can arrange a single policy that covers all of the properties within your client’s portfolio – often at a more competitive premium than if you were to purchase the same policies individually.

8. How cost effective is the bespoke service?

When purchasing ‘portfolio policies’ or ‘multi-risk / merged policies’ through our bespoke team, our underwriters can often provide you and your client with some great savings. 9. Do I need Conservation Area consent for alterations or extensions?

No you don’t - For properties that lie within a Conservation Area, it would be necessary for planning permission to be obtained for all new additions, alterations or extensions. Conservation Area consent was only required where a building or substantial part of a building within a Conservation Area was to be demolished.

Therefore, if alterations or additions have been made at least 4 years ago to a property located within a Conservation Area without the requisite planning permission, our standard Self-Issue Planning Permission Indemnity policy, starting at just £90 can be used.
