Riparian rights are granted to the owners of the land which adjoins non-tidal flowing water, either on the surface or underground, i.e. spring.  These rights include extracting reasonable amounts of water for domestic purposes, fishing and protecting the land from flooding and erosion.

Usually in England and Wales, riparian ownership is to the centre of the watercourse. Riparian and fishing rights can be sold on or leased which could adversely affect the value of the property owner on whose land the water lies. GCS can consider cover to protect a claim to riparian or fishing rights or to compensate a landowner if third parties claim the benefit of fishing rights.
