Vehicular Access Over Common Land or Village Green

Following the judgment in the House of Lords in Bakewell Management v Brandwood in 2004 it is possible to gain a prescriptive easement to drive over registered common land. GCS can provide cover for vehicular access over common land or village greens provided that the property has always enjoyed undisputed use of the access and there has been no communication with the common land or village green owner.
